Preparing for Your Photoshoot

Professional photography plays an important role in attracting attention to your listing. A clean, organized, and well-prepared property allows buyers to focus on the home’s space, features, and potential.

You do not need to make everything perfect. Simply complete as many of the following steps as time allows, and we will take care of capturing the property in the best possible way.

Before the Photographer Arrives

General Preparation

  • Clean and organize each room

  • Remove unnecessary items from countertops and tables

  • Straighten furniture, rugs, pillows, and bedding

  • Dust, sweep, mop, and vacuum

  • Clean mirrors, windows, and glass doors

  • Replace burned-out lightbulbs

  • Make sure matching bulbs have the same color and brightness

  • Hide visible electrical cords and charging cables

  • Put away toys, games, remote controls, and electronic devices

  • Remove seasonal decorations when possible

  • Minimize personal photographs and highly personal items

  • Turn on all interior and exterior lights

  • Turn off all televisions, computer monitors, and ceiling fans

  • Open curtains and blinds unless you need to hide an undesirable view

Exterior Preparation

The outside of the property is often the first thing buyers see. A few simple steps can make the exterior feel clean and welcoming.

  • Move vehicles out of the driveway and away from the front of the property

  • Place trash and recycling bins out of sight

  • Put away garden hoses, tools, and yard equipment

  • Sweep walkways, patios, and porches

  • Remove toys, bicycles, and sports equipment

  • Arrange outdoor furniture neatly

  • Remove covers from outdoor furniture and grills

  • Mow the lawn and trim overgrown landscaping when possible

  • Clean the pool and remove pool-cleaning equipment

  • Remove temporary signs or decorations

  • Pick up after pets

  • Make sure exterior lights are working

Living Areas

Help living rooms, family rooms, and other gathering spaces feel open and inviting.

  • Remove clutter from coffee tables, side tables, and shelves

  • Arrange pillows and blankets neatly

  • Straighten chairs and furniture

  • Hide television remotes and electronic devices

  • Remove pet beds, toys, and feeding dishes

  • Minimize family photographs and personal collections

  • Turn off televisions and computer screens

  • Open curtains or blinds to bring in natural light

Kitchen and Dining Areas

Clear surfaces help buyers notice the kitchen’s size, finishes, and features.

  • Clear countertops as much as possible

  • Put away dishes, drying racks, and cleaning supplies

  • Remove magnets, photographs, and papers from the refrigerator

  • Hide trash cans

  • Remove pet dishes

  • Clean sinks, faucets, countertops, and appliances

  • Straighten dining chairs

  • Clear the dining table or add one simple centerpiece

  • Remove highchairs and booster seats when possible

  • Replace dirty or distracting towels

Bedrooms

Simple, uncluttered bedrooms usually photograph best.

  • Make all beds

  • Straighten pillows, blankets, and bedspreads

  • Clear nightstands and dressers

  • Put away clothing, shoes, and laundry baskets

  • Remove personal items and valuables

  • Hide charging cables and electronic devices

  • Organize visible closet spaces

  • Remove pet beds and crates when possible

  • Open curtains or blinds to bring in natural light

Bathrooms

Bathrooms should appear clean, bright, and uncluttered.

  • Clear countertops

  • Remove toothbrushes, medications, cosmetics, and personal-care products

  • Put away towels, bathrobes, and laundry

  • Close toilet lids

  • Clean mirrors, sinks, showers, and tubs

  • Remove trash cans, toilet brushes, and cleaning products

  • Remove bathmats when possible

  • Place fresh, neatly folded towels where appropriate

  • Make sure all lightbulbs are working

Office and Utility Rooms

  • Clear desks and work surfaces

  • Hide paperwork containing personal information

  • Put away laptops, chargers, and loose cables

  • Organize bookshelves and storage areas

  • Remove laundry from laundry rooms

  • Clear the tops of washers and dryers

  • Straighten supplies and cleaning products

Pets and People

For safety and efficiency, please keep activity inside the property to a minimum during the photoshoot.

  • Keep pets in a secure area or take them off the property

  • Remove pet beds, toys, food bowls, and litter boxes

  • Ask children and other household members to remain in one area or leave during the appointment

  • Let the photographer know if anyone will be inside the property

  • Tell the photographer about any areas that should not be photographed

Important Property Features

Before the appointment, let us know about anything you want highlighted, including:

  • Recent renovations

  • Upgraded appliances

  • Custom cabinetry or built-ins

  • Special views

  • Outdoor living spaces

  • Pools, spas, or water features

  • Guest houses or accessory dwelling units

  • Energy-efficient features

  • Community amenities

  • Unique architectural details

Preparing for Twilight Photography

Twilight photography takes place around sunset and requires a little additional preparation.

  • Turn on all interior and exterior lights

  • Replace any burned-out bulbs

  • Turn on landscape and pool lighting

  • Open curtains and blinds so the interior light is visible

  • Remove vehicles from the driveway

  • Hide trash cans, hoses, and yard equipment

  • Arrange patio and outdoor furniture

  • Clean the pool and remove cleaning equipment

  • Turn on fire features, fountains, or spas when appropriate

  • Make sure outdoor areas are clean and ready before the appointment begins

Because twilight provides a limited window of ideal light, the property should be fully prepared before the photographer arrives.

What We Will Handle

During the photoshoot, we will:

  • Adjust blinds and shutters to manage light and views

  • Fine-tune furniture and staging when practical

  • Use professional lighting when needed

  • Identify flattering angles and compositions

  • Capture the property’s important selling features

  • Minimize distracting features whenever possible

Final Day Of Shoot Checklist

Before leaving the property, confirm that:

  • All lights are on

  • All ceiling fans are off

  • Curtains and blinds are open

  • Beds are made

  • Counters and tables are clear

  • Toilet lids are closed

  • Trash cans are hidden

  • Vehicles are moved

  • Pets are secured or removed

  • Personal and valuable items are stored safely

  • The photographer knows about important features or special instructions
